Mallampet : Elevations Nirman - Spring Woods

Did anyone bought property in Spring Woods by Elevations Nirman located in Mallampet-Hyderabad? Please let me know your feed back.

If anyone is interested in this project also, do let me know so that we can negotiate better.

Details of this project are as below.

Location : Mallampet - 8Km from Miyapur X Roads. Approx. 14Km from HITEC City.
Plot size: 211 SYd.
Built up area : 2500 Sft.
Price : 65L (Upfront quoted price)

Did anyone explored this venture ever? Heard that many NRIs had invested in this venture as the builder/promoter owns a Software Company in US.

Not a good location. Remote areas are hard to get returns if one expects that IT/ITES will grow -ve/moderately.

Also, why would one invest in a company when we all know how unethical/liars these Bodyshoping companies are ?

Last weekend, I checked this venture and a price of close to Rs. 45 lakhs has been quoted to me. I was told that it is slightly negotiable also. Almost all units have been constructed and the club house is being constructed now. I was told that the unit will be completed in about 5-6 months. It may be possible to finish in 6 months(consdiering the amount of cosntruction that has happened) but I couldn't find a single resident in that venture yet. So, I am not sure whether anybody will be able to reside there after getting possession in the promised time.

what is the price for landlords villa

I have visited Spring Woods, Lake Ridge, and Praneet Homes today. I was not impressed with Praneet homes and their new venture Natures Bounty. Springwood quoted me Rs50lacs (negotiable) and Lake Ridge quoted me Rs38lacs (negotiable). The owner of the Lake Ridge is very friendly, i went on to the terrace of one under construction building, the view is great. The advantage of this layout is it is just on the bank of a small lake, so no future developments will happen to that end, unless some crooks Kabja it.

Spring Woods construction is good, club house being constructed. The pros of the Spring woods is it is almost finished and the cons are bit expensive comparing to its neighbour, no one is living yet. The pros of Lake Ridge is the view, cheap and cons are only 2 villas being constructed, so it takes time.

I can not locate Mallampet on Google maps, i am bit worried about polution due to the industries at Bollaram etc. I drank bore water, seems to be OK to me.

Given the market condtions, for their margins... they can furthur compramise on the Quality.

Manvitha's brinda is one of their projects, which is right in the mallampet village.

Many thanks for the info provided. I will visit Manvitha Brinda tomorrow or day after. The owner told me that few amenities like swimming pool etc are taken out to reflect the low price. It is always best to buy ready to move ones. I was only interested as it is just next to a small lake and view is nice and also the price (38lacs).

What about Elevation Nirman's quality? I saw their first venture near Kompally, which was built 1yr ago, quality looks good to me.
