Registered Leave and Licence agreement in Pune

Hi,

We have just r2ied to Pune and are looking to rent an apartment. How critical is it to have a registered leave and licence agreement in Pune?

We want to have a registered rental agreement but the owner of the apartment that we are considering to rent lives outside India and cannot come down for the registration right now. He plans to come after 4-5 months. For these 4-5 months, we have the option of renting the apartment with a simple rental agreement (not registered). But this would mean not having an address proof. How critical would this be and what do you advise?

The apartment has piped gas. We have already opened a bank account through my DH's company. We would need internet/phone connection, driving licence, new credit cards, new vehicle. Can we manage all this without address proof?

Please advise.

A rental agreement on a stamp paper is adequate for residence proof.
Some orgs. also accept a bank statement as a proof of residence.

In Pune, as far as we know, it is not..... atleast not for DL and BSNL connection.
