Recently our closing got pospond by 24 hours due to title company error. We got notification of it just 24 hours before our scheduled closing.
They said original seller did not sign at one place & he left the town so it won't be posible for them to close on schedule day.
Main thing they sholud have checked all signature before. title company. realtor all are part of same company (Coldwell Banker).
What kind of compensation we can ask for all this inconvinience. Just the title company fees or something more. We are not paying any commission to agent as a buyer.

Did you actually incur any unexpected costs because of this mistake? - like if you had hired movers and had to cancel them and pay cancelation fee at the last moment, or had no place to stay that one day and had to book a hotel room?
If you have any such receipts, you should write a letter to the company, include those receipts and ask them to pay for it.

hmm ....in that case if I were you i'd probably let them get away with an apology.
Although I feel that realtors charge a hell lot more than they deserve and so generally i'd not be sympathetic towards them. Ofcourse in your case the seller is paying the realtors - or so "it appears". :emsmilep:

To start with, I'm not much of an expert with these kind of legal issues. For most parts in such situations, common sense drives and I'll just ride along. So, here's my take on it...

If one were to be very reasonable and forgiving in nature, I'd suggest that you just call peace with your Realtor - perhaps they would give you a discount on the closing cost / title fees or whatever considering the ordeal you've been through (out of courtesy). And, may be they'll charge you less if and when you decide to sell this house you are buying (I've heard some good stories). You could shed your natural inhibitions and ask them in case they don't offer you anything.
On the other hand, if you are somebody who strongly believes in concept of punishing the culprit (nothing wrong in general - specially when principles are involved), I'd suggest that you hire an attorney and sue the Realtor. This could be a laborious and expensive proposition - not to mention the pain and disturb your peace of mind. Specially so if you don't carry legal insurance. Hate to say this...but it's hard to believe what some good attorneys can do. I'm not sure what kind of implication that would have on your effort to buy the house though - something you've liked and set your heart on.
If it's got nothing to do with your principles, I'd strongly suggest that you go with #1 option. The trouble is not worth it - specially if you don't have legal insurance coverage (from work or otherwise). The benefits are not to bad...[/LIST]Just for the records, I'm one of those who has a strong belief that the buyer is in fact paying (at least in part) commission to the Realtor - although not directly. Imagine what would be the scenario if one were to buy directly from the owner without involving the Realtors. I'd like to think the owner would have shared the commission cost with the buyer - wouldn't they? So, nothing wrong in holding Realtors accountable for your pain and misery (even if it's mental agony) - not to mention financial (if any).

To share my experience,
I did not ask for anything. Our reltor was good and he indicated this he can do transaction only with clear title.
